Star is what the west valley looked like before the boom, and what it's becoming — at the same time. Horse properties and acreage lots along the Boise River still set the character, but subdivisions are filling in along the State Street corridor fast enough that old barns, sheds, and pasture fencing regularly need to come down ahead of a sale or a build. The river is the other constant. Riverfront and low-lying parcels around Star hold water differently than bench ground, so grading and drainage decisions carry more weight here: where the site sheds runoff matters as much as how level it finishes. On teardowns near the water, we plan the finished grade before the first wall comes down, so the lot ends up dry as well as clear.

Star parcels run through Ada County systems, with the city's own Building Department handling in-town permits — all of it online. Acreage properties often add irrigation and older outbuildings to the scope; a single mobilization that takes the whole list usually beats piecemeal trips on these larger lots.
